"How many in your family? Tell me about your lifestyle. Where do you work? Is commuting distance a concern for any of your activities? Do you have any hobbies or other interests that the home must accommodate? Do you need extra rooms for frequent visitors? What kind of home do you live in now and what changes, if any, do you want to make?" 

Get the idea? The agent wants to know the "why" of everything. When the agent knows the buyers' situation backward and forward, he or she has a better idea of what properties will best suit the buyers' situation.

Through proper questioning, the buyers have described what they will live in. The agent only has to show the buyers what they described and the purchase is made quickly. This strategy creates a trusting, friendly relationship between the buyers and the agent which will lead to referrals to the agent.


This strategy produces the same kind of results regardless
 of what your product, service or idea is.

Through good times and bad, low tech or high tech, product or service or idea, this strategy will bring you long-lasting,
successful relationships with your customers and clients.
